  • Who supervises the swimming area?
    When a lifegauard is not present is it swim at your own risk. Cooperators must supervise thier own children and guests. Running, horseplay, and fishing off the swimming dock and raft is prohibitted. Glass bottles are prohibitted in the swimming and dock areas. The rescue boat is only for use in an emergency situation where an individual is in need.
  • Can I bring my dog/pet to the lake?
    Dogs/pets are not permitted on sand and dock areas. Cooperators are responsible for curbing their dogs. Dogs must be leashed and in owner's control at all times.
  • What is the speed limit on Somerset Property?
    For the safety of our cooperators, the speed limit is 3 miles per hour at all times.
  • Are my guests permitted to park on the grounds?
    Guests may not park on the grounds. All guests must park in the Somerset parking lot across the street.
  • May I have an unregistered vechicle on the property?
    Unregistered vehicles are not permitted on any of the corporation’s property, including the lot across the road.
  • How many units can I own?
    A cooperator may own one unit, only.
  • How many names can I have on my unit stock certficate?
    Only two names are permitted on a stock certificate.
  • How long is seasonal Occupancy?
    The season begins April 15th and ends October 15th. Occupancy outside the timeframe of April 15th to October 15th is prohibitted.
  • What are the visitor/guest guidelines to follow?
    Cooperators must notify the board of any persons (family or guests) that will be staying on the property if the cooperators themselves will not be present during the visit. It is the responsibility of the cooperator to ensure all visitors and guests adhere to the house rules. Cooperators are financially responsible for any damages caused by their visitors and/or guests. Visitors and guests may not park on cooperative grounds; they must park across the street in the parking lot.
  • May I rent my unit?
    Cooperators may rent their unit once per season contingent upon a $100 rental fee and $200 security deposit. Cooperators who rent must be fully paid up on maintenance and unit must be in good repair. The Somerset Board of Directors must be that a rental is in progress and upon approval must be given the following information: name, home address, telephone number, and email address of the renter. All renters must be given a copy of the house rules and sign an agreement that they will abide by them prior to the rental start date. A copy of the agreement must be submitted to the board prior to rental start date.
  • May I extend my unit?
    Rules for Extensions on Existing Units are as follows and stated in house rules: A written plan detailing dimensions, location and materials must be submitted to the board along with a diagram prior to any work commencing. The board will determine if the proposed addition complies with the proprietary lease and the house rules. If it complies the cooperator must then get written approval of their neighbors (within 20ft. radius) prior to commencing work. Obtain a permit as required with the Town of Beekman. Upon competition of work, the board will measure the extension for additional shares, which will be billed beginning at the next quarterly maintenance period. An open deck will be charted at $1.50/sq. ft. For example, if it is an area of 100 square feet, the cost will be $150 per year; dividing the $150 by the coast of a yearly share at the present cost of $36, a cooperator would get 4 additional shares. If a cooperator wants to enclose an open deck, they must again get permission from the board, neighbors, and the town. An enclosed deck will be billed $7.50/sq. ft. For example, an area of 100 square feet would cost the cooperator $750 per year. Following the formula, they would receive 21 additional shares. Once the new addition is completed, the cooperator needs to contact the board for a new stock certificate reflecting additional shares.
  • May I have a washing machine in my unit?
    No washing machines (clothes or dishes) are permitted unless the individual cooperator has their own dry well and independent water supply to said machine. No washing machines may be hooked up to the co-op’s water supply. Any hook-up must be with the board’s permission. Somerset provides two communuty laundry rooms. Each laundry room is equipped with two washing machines and two dryers. Each machine cycle cost $2.00; quarters only. Cooperators must supply their own detergent. We ask that each cooperator clean, wipe down machines after every use and keep the laundry rooms clean at all tiimes.
  • Who is responsible for the bushes around my unit?
    Cooperators are responsible for maintaining any bushes or hedges he/she puts in or any put in by previous owners of your unit.Cooperators are responsible for any damage to septic tanks or pipes due to trees or bushes they’ve put in, including ones put in by previous owners.
  • May I remove a tree near my unit?
    Cooperators may not remove trees without the board’s permission.
  • Where can I dispose of daily litter?
    Receptacles are located throughout the property, including but not limited to lakeside and pole barn areas, lakefront bathroom, and community laundry rooms.
  • Where can I dispose of my household trash?
    Dumpster(s) are located in the Somerset parking lot across the street. Please, neatly compact your items to minimize space by pushing in bags, breaking down boxes, etc. for other cooperators who may need to utilize the dumpster. Do not leave bulk items and trash along the sides of the dumpster(s). Disgarded bulk item trash along side of the dumpster is often seen as an attraction to wildlife, invitation for the public to use our space for illegal dumping and possilble fines for the cooperative that in turn is placed upon the unit owner. Bulk items such as disgregarded furninture and fixtures must be taken to the town dump at the cooperator(s) expense.
  • Where can I dispose of bulk trash?
    Please, do not leave bulk items and trash along the sides of the dumpster(s). Bulk items such as disgregarded furninture and fixtures, renovation and building debris, must be taken to the town dump by the cooperator, at the cooperator(s) expense.
